The City of Charlotte is disposing of two undeveloped parcels (tax ID number 105-181-42 and 105-181-45 together). Parcel 105-181-42 contains ±55,582.56 SF or  ±1.276 -acre and parcel 105-181-45 contains ±47,916 SF or  ±1.100 -acre. The properties are located in Charlotte East Charlotte Market area . The properties are off irregular shape and are perfectly located and close to a well-maintained neighborhood.

The parcels are currently zoned R-3 (residential) according to the Charlotte Zoning Ordinance in Council District four. The development that can occur on the property must be consistent with the approved site plan unless it is rezoned. It is the responsibility of the interested party to ensure land use compatibility for the property with the intended use. Note, the properties are intersected by a 50-foot-wide post construction buffer – (it is recommended to speak to an engineer). Access to the property is only via parcel 105-181-42.

The appraised value for both properties to be sold together is $83,150.00. Bids should reflect the value of the properties. Buyer is responsible to provide a survey of the property (ies) to include all easements and access.
