The property, 4125 Piaffe Avenue and 11915 Shady Oak Court (parcel identification numbers 195-056-48 and 195-181-99), consists of two undeveloped parcels in the Mint Hill neighborhood of The Woodlands at Cheval, a luxury equestrian community. The parcels will be sold together and total approximately 3.3 acres. The location of the land allows for quick access to Matthews-Mint Hill Road and to I-485.

The parcels are zoned R according to the Town of Mint Hill Zoning Ordinance. It is the responsibility of the interested party to ensure land use compatibility for the property with their intended use. The wells on site have been capped by the Charlotte Water Department. The building on the property has been demolished in conjunction with the well capping. Easements have been abandoned.       

The appraised value of the combined parcels is $60,000, and bids should reflect the value of the property. Appraisals will be made available upon request.

***Update: an offer of $63,050 has been submitted. Any person wishing to upset the offer shall submit a sealed bid with their offer to the City of Charlotte Real Estate Division Manager, Charlotte-Mecklenburg Government Center, 600 E 4th St., Charlotte, NC, by 2:00 PM on January 2nd, 2019.

A qualifying higher bid is one that raises the existing offer to an amount not less than $66,253 and which meets or exceeds all material terms of the present offer.  Those material terms are: due diligence period of 0 days and closing within 30 days following the due diligence period. How to purchase property from the City

The City Council must approve the final high offer before the sale is closed.  The City reserves the right to withdraw the property from sale at any time before the final high bid is accepted and the right to reject all bids at any time.
